Looking for a few ways to make buyers more interested in your home? Here are a few of the easier things you can do that go a long way.
#1 Thing to Do to Upgrade Your Home: Paint
A fresh coat of paint goes a long way to helping your home get a face lift. Unless you’ve painted in the last few years, it’s likely that at least one of these things is true:
- Walls have marks on them from things like children drawing on them or moving furniture
- Paint colors are outdated, such as being very dark or too white
- The walls are dusty and you have a few cobwebs here and there
While you never know exactly what type of color your buyers will prefer for every room, you can be relatively safe with an off-white. You don’t want something so bright that it hurts your eyes when the sun bounces off it. But an off-white is also bright enough that it lightens up the room, no matter how big or small it is. This is especially true for areas that don’t have a window.
Keep in mind you probably don’t need to paint the entire house. Just find the rooms that are the biggest offenders. If you focus time on it, you can paint a bedroom-sized room in an evening.
#2 Thing to Do to Upgrade Your Home: Landscaping
Potential buyers get a first impression when they first pull up to your home. For a great first impression, you need some curb appeal.
That doesn’t mean your house needs to have the best lawn on the block. But it does mean it should be well landscaped. Even if you’ve somewhat neglected that part of the home for years, it makes sense to put a little extra TLC into your yard when you go to sell.
At the minimum, here are a few things to do:
- Cut the grass, and keep it short until the home sells
- Grow new grass to fill dead patches
- Edge the grass along sidewalks, retainer walls, the home, etc.
- Trim bushes
- Add fresh mulch, pine straw, or wood chips
You don’t want buyers to see a project. You want them to dive up and see their next home.
#3 Thing to Do to Make Your Home Appealing to Buyers: Clean and Declutter
When a homebuyer walks in, you don’t want them to get distracted by what the house “could be.” You want them to be wowed and love it from the get-go. If they’re having to look past a lot of clutter, dirty bathrooms or smelly carpets, you’ve lost.
Admittedly it’s a lot of work, but once you’ve cleaned up once, it’s a little easier to keep it clean until the house sells.
Here are a few things to do:
- Declutter – find a place for everything. Try to avoid just throwing everything into closets – homebuyers may look in there!
- Vacuum and wash the carpets. If you have pet stains, either get them up or replace the carpets.
- Wipe down everything in the bathrooms and kitchen.
- Dust flat surfaces such as the top of fans, mantles and furniture.
This one may sound obvious, and most people do it. But some people choose not to and then are surprised when they have trouble selling the home.
