Tip #1: Hire a Professional Photographer
When most people list their house, there are essentially two paths to take regarding photography: hire a professional or do it yourself.
Doing it yourself is tempting since it saves you some money. After all, what can a professional do that you can’t do yourself? You have a smartphone with a pretty good camera, right?
The problem is you don’t do this everyday. There are a lot of things you don’t know or realize.
- Do you know how to get the best lighting in each room? How about outside?
- Are you apt to overlook the clutter in each room, since you’re used to it?
- Do you know the best angles to take?
- Can you edit the photos to make sure they look good?
Professionals know all of these things and more. Yes, it costs some money to hire them. But it’s worth it.
Keep in mind that homebuyers are comparing the photos of your house to other houses online. If they look at the photos of a few homes that were taken by a pro and then come to yours – which you did yourself – there will be noticeable differences… not in a good way.
Home Selling Tip #2: Declutter and Depersonalize
Trying to sell your home while you’re still living there can be a challenge – especially with kids. Kids have a way of making your clean, pristine room into a mess within an hour or so.
But even though it’s difficult, you still need to do it. Homebuyers don’t want to go on a tour through your home and find a mess. If toys are all over the floor, magazines on the table, mail on the counter… it will turn them off. It’s not their mess, so they don’t want to see it.
Likewise, get rid of anything that makes the house yours. Go ahead and take down those pictures of your family and friends. This time of year we start getting holiday cards – don’t hang those up! Put them away for a while. Make sure there is no mail sitting around that has your name on it.
You don’t want people feeling like they’re in someone else’s house. You want them to be imagining how their pictures and holiday cards will look hanging up.
House Selling Tip #3: Be Flexible with Showings
Thanks to the internet, the best homes sell fast. How fast? It’s common for nice homes in a good area to have multiple showings the first day it lists. Yes – even if it was listed during the week. And if you list it on a Thursday or Friday, expect a lot of people to be interested in coming by on the weekend.
That’s why it’s important to be flexible and willing to work around the schedule of potential homebuyers. Yes, it can be frustrating to get a call from your agent and asked if someone can come by in an hour or two. But that flexibility will get more potential buyers through the door, meaning you can sell your home faster.
